When a Beverly Hills listing did not sell
Some Beverly Hills homes come off the market without a sale. Alla starts with why: the price against what actually closed nearby, how the house was prepared and shown, and what buyers saw when they walked through.
Before it is listed again, you get a written plan for price, preparation and timing, with the preparation arranged through Alla's vendors.
Beverly Hills: the rules that shape a sale
Beverly Hills is its own city with its own building code, so City of Los Angeles rules such as the Baseline Mansionization Ordinance do not apply inside city limits, and LADBS does not issue permits there.
- Some homes with a Beverly Hills mailing address sit in the City of Los Angeles instead, so the jurisdiction is the first thing to confirm for a parcel.
- In the Central Area, all buildings on a single-family lot together may hold 1,500 square feet plus 40 percent of the site area.
- A tree removal permit is required before anyone removes or damages a protected tree on single-family residential property.
The detail is in the Beverly Hills area guide and in Beverly Hills house size limits: floor area, basements and the 50% rule. How a purchase runs from first showing to keys is on the buying page, and how a sale is prepared and priced is on the selling page.

A builder's eye, in a realtor's hands.
Alla grew up in Odesa and came to Los Angeles by way of construction. Before she sold a single home she was building them, and that is still how she walks through a house. Where a listing photo shows a finish, she notices what sits behind it, what it will take to change, and what it will be worth to the person who lives there.
