Active and recent listings.

Homes on this page are active and recent listings from Alla Novytska's work with JohnHart Real Estate in Burbank and the San Fernando Valley. Each card shows the city, the status and, where applicable, the listing agent of record. If nothing here fits, the buyer's page explains how a search is set up, the seller's page covers what a listing needs before it goes live, and the area guides cover the cities Alla works in. To ask about any property, use the enquiry form.

Before you write an offer

Three questions come up on almost every Los Angeles County purchase, and all three are easier to answer before the offer than after. How long the timeline actually runs is covered in how long escrow takes in California. What the title company is and is not insuring is set out in what a preliminary title report covers. And the tax bill that arrives months after closing, which catches most first-time buyers, is explained in the supplemental property tax bill.

City rules sit on top of all of that. Burbank, Glendale, Pasadena and Santa Clarita each have their own point-of-sale and permit requirements, and they do not match. The journal covers those city by city, and the printable worksheets live on the guides page.
